The residential building in Ostrava-Poruba is one of our largest residential projects. The developer approached Skymax Living with a requirement for fast construction to enable early tenant occupancy and quick return on investment. The LGSF technology proved to be the ideal solution.
Initial Situation
The investor required the construction of a4-storey residential building with 48 apartment units ranging from 1+kk to 3+kk layouts. The key requirement was the shortest possible construction time while maintaining high quality and compliance with all standards.
Assignment: Complete shell construction including building envelope within 6 months from the start of the foundation slab. Traditional masonry would require at least 14 months.
Our Solution
We divided the project into three phases, which ran partially in parallel:
- Phase 1 — Design (4 weeks): BIM model, production documentation, structural calculation
- Phase 2 — Production (6 weeks): CNC profile manufacturing, panel assembly in factory
- Phase 3 — Installation (14 weeks): On-site assembly, building envelope, installations

Conclusion
The residential building project in Ostrava confirmed that LGSF technology is fully competitive even for multi-storey residential construction. The investor particularly appreciates thespeed of execution, which enabled apartment sales to begin 8 months earlier than would be possible with traditional construction.
