Total turnkey construction time
Prices are indicative averages of the Czech market 2025. LGSF rough phase = skeleton + assembly (Skymax Living material). Other technologies: average supplier offers.
After skeleton assembly
- Load-bearing steel structure completed
- Roof trusses installed
- Installations routed inside the profile
- Blow in / insert insulation
- Internal sheathing (Plasterboard/OSB)
- Facade / ventilated cladding
After skeleton assembly
- Wooden frame / CLT panels completed
- Vapor barrier and OSB boards
- Windows installed (structure protection)
- Insulation in panels / mineral wool
- Internal sheathing (Plasterboard)
- Facade / ventilated cladding
After completion of the shell construction
- Load-bearing masonry built
- Ceilings and roof structure completed
- Internal plastering (wet process)
- Plaster drying – weeks!
- Wall chasing for electrical/plumbing
- External plaster or facade
- ETICS or ventilated facade
Key insight: LGSF ≈ Timber construction
Both technologies are so-called dry construction methods. After skeleton assembly and insulation, the process moves directly to sheathing and facade – no waiting for plaster drying, no chasing. Compared to masonry construction, you save weeks of work and eliminate moisture risks in the structure. Masonry requires wet processes that extend the schedule and increase the risk of mold formation due to insufficient drying.

Comparison of total turnkey construction time
What does this mean for the investor?
Shorter construction time = faster return on investment. For a development project with 10 houses, a 6–9 month difference compared to masonry construction represents a real savings on financing and earlier cash flow. LGSF also minimizes the risk of material or labor cost increases during construction thanks to precise pre-manufacturing.
