Architectural studio AAPP, s.r.o., in collaboration with Skymax Living, supplier of Light Gauge Steel Framing (LGSF), specializes in modern and economical designs of residential and office buildings with a focus on ecology and accessibility. Thanks to cooperation with leading developers and reliable subcontractors, we efficiently optimize the structural solutions of our projects to achieve maximum flexibility and efficiency in modular construction.
These residential buildings were designed from the start using 3D LGSF modules, which limits layout variability but enables fast and economically efficient construction. If the residential building is conceptually designed from 3D modules, it can also be realized from 2D LGSF panels or traditional construction technologies — depending on investor requirements and site conditions.

This corridor-access residential building is designed for locations near roads or railways, where it functions as an effective noise barrier. The layout with a long access corridor partially reduces economic efficiency but allows easy daylighting of all residential units.

This is a variable and standardized residential building with a central communication core around which 1+kk, 2+kk, and 3+kk residential units are designed from 2D panels. The bathroom, kitchenette, and entrance can be in a 3D module, designed variably according to the building’s function. The structural solution changes minimally depending on use, ensuring high construction economy through standardized components.

This type of building does not allow client modifications, enabling efficient assembly. BD SeniorFLEX can be freestanding with a central communication core or designed as corridor-access buildings of various sizes, located in cities and their outskirts. Layouts mainly include 1+kk and 2+kk units, all adaptable for immobile clients.
